A new 32-storey tower containing residences and hotel rooms is coming to Downtown Austin. The Kor Group, developers of Austin Proper Hotel and Residences, has officially announced that they've acquired the site at 202 Nueces Street where the Handel Architects-designed building will rise. Along with this announcement comes the opening of the sales centre at 208 Colorado Street, where visitors can view the finishings and interior selections offered.
The location where the mixed-use tower will rise was the site of the Thomas C. Green Water Treatment Plant, which was decommissioned and demolished in 2010. After a competitive bidding process, Trammell Crow Company was named the master developer for a complete remaking of the property. The Green Water development is part of the Seaholm District, former industrial lands along the Colorado River that are now being transformed into an urban oasis complete with retail, residences, hotels and offices.
Austin Proper is a key part of that puzzle. Containing 99 residences and 244 hotel rooms, the building offers a number of amenities for its clientele. Residents will have access to a landscaped sundeck equipped with an outdoor kitchen, a clubhouse and lounge, an event space, and their own private rooftop pool on the 12th floor with sweeping views of Shoal Creek and Lady Bird Lake. Hotel guests can enjoy a separate rooftop pool and sundeck on the fifth floor with an elevated poolside kitchen and meeting spaces for business use. A fitness centre and spa will be provided on the fourth floor. The residential component will begin 12 storeys off the ground, above the hotel section which begins on the third level. McGuire Moorman Hospitality is spearheading the multiple food and beverage outlets plus a signature indoor/outdoor restaurant that will be housed within the ground floor of the development.
The combination of hospitality and residential uses fosters unique privileges for homebuyers. They will be able to take advantage of hotel services, including valet parking, in-room dining, and housekeeping. Kelly Wearstler is designing the living units, which range in size from 921 to 2,608 square feet for one-bedroom to three-bedroom units. Ten penthouses with one and two-storey floor plans feature private terraces and elevated plunge pools in select suites. At 11 feet, ceiling heights are a full foot higher than on the floors below. Those penthouse units will occupy the top six floors of the building.
Ground breaking for Austin Proper Hotel and Residences is scheduled for this spring. Residents and guests could start flowing in as soon as the early months of 2018.
