The recent wave of urban development experienced by Montreal is reshaping many parts of the city. In the downtown area, the growth translates in an important amount of highrise residential and office buildings growing along the city's streets, replacing empty lots or decaying edifices while expanding the skyline. Such is the case with the site located at 1172-1206 Union Avenue, between Boulevard René Lévesque and Rue Sainte Catherine. Being developed by Corev Immobilizer, the former surface parking lot is being transformed into a 40-storey mixed-used development marketed as TOM Condos, an acronym for Town Of Montreal.

Now reaching ground level, the tower will eventually stand 122 metres above this quiet downtown street, which boasts a perfect Walkscore of 100, a measurement used to calculate an area's walkability. Once completed in 2017, the project will add 318 residential units of density to the city, ranging in size from 34 to 248 square metres.

Designed by Karl Fischer Architect, the building will rise from a 12-storey base fronting onto Avenue Union, clad in a dark-coloured curtain wall accentuated by similarly-toned concrete precast and stone. The 4th and 5th floors of the podium, located directly above the lobby and retail areas, will be home to 46 office-condominium units, privately-owned office spaces ranging from 11.6 to 43.6 square metres, with shared conference rooms and access to the residential component's amenities.

Residents of the completed development will enjoy high-end amenities such as a uniformed, 24/7 concierge, as well as a gym and aerobic studio complemented with a sauna and pool. On the 41st level, a rooftop terrace and lounge will offer panoramic views of the city. The suites will be served by 151 parking stalls located within six underground levels.
