Since topping off at a final height of 440 feet earlier this year in Chicago's South Loop neighbourhood, the installation of exterior cladding has sealed off all but the uppermost floors of Golub & Company and CIM Group's 1001 South State Street. In the coming weeks, we can expect to see the final panels of cladding enclose the remaining two and a half exposed levels at the top of the tower.

Designed by architects Solomon Cordwell Buenz, the 41-storey apartment tower will add 397 new rental units to State Street, between 11th and 9th Streets, available in studio, convertible, one-, two-, and three-bedroom layouts. Residents of these rental units will have access to a wide range of amenity spaces, including an outdoor pool with cabanas, a rooftop lounge and terrace, an aqua lounge and spa, and a number of other amenities and features that cater to the projected needs of residents.

The almost 400 units within the development will be served by 248 parking spaces semi-enclosed within three levels of the tower's retail base, occupying levels two through four. Below the parking levels, the development's ground floor will contribute to the surrounding pedestrian realm with the addition of 8,765 square feet of retail space divided between a 5,440-square-foot corner space on the north side, and an inline 3,325-square-foot space to the south.

For an idea of how the development will appear upon completion of cladding installation and removal of the exterior-mounted temporary hoist, we turn to a pre-construction rendering of the tower that illustrates the building and its relationship with the surrounding area.
