Nashville's development boom continues to dramatically alter the Tennessee capital's skyline. The metropolitan region of nearly 1.8 million people is witnessing an urban transformation as downtown parking lots and suburban fields are rapidly replaced by highrise residential, hotel, and office towers. We've looked at some of Nashville's most exciting and largest projects in the past, but another bundle of development applications have fallen on the desks of city hall in the months since.
The sheer scale of development activity taking place in the city can be partially appreciated in the above image created by Centric Architecture. The translucent grey boxes represent projects that are now under construction or proposed, while the yellow highlights are just some of the most recently announced developments added to the image by Forum contributor MidTenn1. The complex at the far left is a four-tower proposal by a Chicago-based developer that would include a 40-storey office building. To be built at Sixth Avenue South and Ash Street, the complex would also host 590 residential units and ground level retail and restaurant space.
Another 40-storey proposal for the SoBro neighbourhood would contain a five-star hotel and condominiums. The building at 151 First Avenue S would share a podium with a second, shorter tower housing apartments, retail, and restaurant uses. The project is being put forth by multiple developers, and led by Northern Capital Investments in Grand Rapids, Michigan. Renderings of the Solomon Cordwell Buenz-designed complex show a two-toned glass envelope on both towers, while the podium cladding is a mix of glazing and stone.
More guest rooms are expected to be added when Richard Branson moves forward on his Virgin Hotel project. Initial plans saw two buildings that included condominium units, but an unreleased redesigned scheme will feature a single tower and no residential component. Starwood Hotels & Resorts is also planning to bring a W Hotel to the trendy Gulch neighbourhood in the downtown core. The 16-storey lifestyle hotel would include approximately 250 rooms coupled with about 200 residential units.
