Award-winning firm Gresham Smith and Partners is leading the architecture and interior design on a 390,000-square-foot office complex under construction in Nashville's downtown core. They were selected by developer Hines, who is creating a 25-storey tower situated across from the new West Riverfront Park and Ascend Amphitheatre.

222 Second Avenue South's 361,000 square feet of Class A office space will rest atop a 10-storey parking garage with 1,100 stalls. The building will also include 25,000 square feet of retail at ground level and an outdoor terrace on the 12th floor overlooking the Cumberland River that offers fire pits, televisions, and bar service. Other amenities and social spaces, including fitness and conference centres, will be made available to all tenants.

The project has already achieved pre-certification for LEED Silver status. Citing the area's walkability and services, Gresham Smith and Partners plans to relocate their current offices to the new building when construction is completed in 2017.

222 Second Avenue South is the latest development to continue the evolution of the SoBro neighbourhood, which had been previously marred by vacant buildings and surface parking lots. The state-of-the-art Music City Center, along with an influx of new restaurants, hotel rooms, and residential projects, has revitalized this once neglected part of the city.
