The Boston Redevelopment Authority is currently reviewing an application for a 15-storey hotel at the corner of North Washington Street and Valenti Way in the historic Bulfinch Triangle area. The file was submitted by Tom MacKay of LIMAC LLC, who is also the Project Executive at MacKay Companies, a Boston area construction contractor.

The site measures only 2,159 square feet and is currently home to a seven-spot parking lot. An existing masonry structure on the property, believed to have been a gas station at one time, will be demolished. The new CBT Architects-designed project that will take its place will house a building with a gross floor area of about 40,000 square feet. The hotel would consist of a lobby, mezzanine, and 13 floors of guest rooms. The 74-key 88 North Washington would contain about five to six rooms per floor.

At about 45 metres (148 feet) tall, the structure would exceed the Bulfinch Triangle's 100-foot height limit. However, the application submitted to the Boston Redevelopment Authority makes reference to other recent projects in the area that have been proposed at similar heights.

The application also states that the project will "heal a missing tooth" in the urban fabric of the Bulfinch Triangle. Utilizing the entire site to its advantage, the building will be constructed up to the property lines on all sides at ground level. The exterior will be clad in a terracotta panel system reflective of the neighbourhood's clay brick masonry materials. A composite aluminum panel system and glass will define the remaining portions of the building.
