Thomas Roszak Architecture's new highrise project at 215 West Lake Street in Chicago is rapidly climbing above its initial parking levels. The 33-storey development replaces a parking garage, one of many single-use structures that are steadily vanishing from the downtown core in favour of mixed-use building typologies.

Movement on the 265-unit rental tower has been swift since no zoning changes were sought. In addition to the three floors of parking, two storeys worth of amenities aim to keep residents active. A swimming pool and spa, state-of-the-art fitness equipment, theatre room, library, business centre, social rooms, and terraces will be offered to building occupants.

To continue the retail frontage along West Lake Street, over 5,000 square feet of commercial space will be positioned on the ground level. There had been some early concern that the neighbouring site, home to the popular Monk's Pub, would be impacted by the building's footprint. After submission of the building plans and now, with construction well underway, it's clear that the beloved watering hole will continue to serve up suds into the foreseeable future.

Residents should expect to receive their keys by winter 2017. Until then, the 365,000-square-foot project will likely receive its first bits of glazing soon, so we'll continue to keep track of the progress.
