One of the largest full-service real estate companies in the United States has proposed a 25-storey office tower at 405 Colorado Street in Austin. Brandywine Realty Trust and North Carolina-based Duda Paine Architects have envisioned a glassy edifice of angular planes perched atop a 12-storey parking structure clad in terra cotta tiling.
405 Colorado is poised to encompass 210,000 square feet of office space, 3,000 square feet of ground-level retail, and 530 parking stalls. The development aims to fulfill a demand for central and contemporary office space in the Texas capital, as Austin's office occupancy rates reach new highs.
A glass-covered vertical break in the parking facade marks the elevator shaft, where passengers will be able to absorb the view outside as they ascend to the Sky Lobby. This area is flush with amenities, including semi-permeable lounge spaces and conference room facilities. Other features include super-fast internet download speeds courtesy of Google Fiber, concierge services, locker rooms, bike storage, and cell boosters that amplify and broadcast existing wireless signals to provide service to areas with weak or no signals. The Sky Lobby Café serves up coffee and meals for breakfast and lunch, which workers can enjoy outside on the 14th floor terrace.
The existing surface parking lot will live on for a bit longer, until Brandywine's pre-leasing work dictates the date that construction will commence. The boxy orange-tinted base juxtaposed against the uneven facade of the office tower certainly makes for an interesting pairing in the renderings. Time will tell how that architectural language will be executed in reality.
