An undeveloped lot at the corner of E. Illinois and N. Park just north of the Chicago River is being primed for construction of a 47-storey residential tower. Jupiter Realty Company is building the 163-metre (535-foot) project at 465 North Park and it's expected to host 444 rental units, 181 parking spaces and nearly 12,000 square feet of retail.

The Streeterville plot of land will be graced by two connecting ovoid volumes of glass and metal designed by Pappageorge Haymes Partners. The design and composition of the tower was altered somewhat following feedback from the community, who asked for a greater variety of units and a more slender profile to maximize sunlight penetration and air circulation. As a result, the project jumped from 45 to 47 storeys, enabling the provision of more three-bedroom layouts.

The south end of the podium will handle access to the internal parking garage via driveway, while the street frontages are outfitted with retail. Project renderings indicate the podium roof will be landscaped as part of the overall amenities package, which also includes a pool and fire pits. The neighbouring Ogden Plaza Park will also undergo an extensive revitalization by the development team. New LED lighting and seating will be provided along with a dog-friendly area, sure to be a hit for pet owners in the upcoming tower.

With busy crews beginning site preparation, 465 North Park will be making its ascent into the Streeterville skyline in the near future. Its sloped roofline will become a jewel in the crown of the growing Chicago skyline, while the project's associated park upgrade aims to cement its contribution to the community.
