A 19-storey office tower is rising behind a Beaux Arts beauty in the heart of San Francisco. Developed by Lincoln Property Company, the project at 350 Bush Street incorporates the historic building, which was used as a Mining Exchange when it opened in 1923. It briefly served as the Stock Exchange and subsequently the Curb Exchange, San Francisco Chamber of Commerce, and Western Title Insurance until 1979. It has sat vacant ever since, waiting to be given new life.

That new life will come in the form of a grand lobby and events space for the Heller Manus Architects-designed project. The development holds 380,000 square feet of space across 350 Bush Street just steps away from a new low-rise glass building at the northwest corner of Pine and Kearny Streets. Bush and Pine Streets will be connected by a mid-block pedestrian linkage and a dramatic galleria will animate the public realm at street level.

The new edifice will be wrapped in a variety of materials, including rusticated stone cladding, glass curtain wall accents, and ornamental balconies. This unique exterior language emphasizes the development's balance of the old and the new. A rooftop park and public plaza serve as convenient assets to tenants and the wider community.

The interior of the structure is distinct in its elevator positioning. Rather than locating them in the central core, they are pushed to the side, giving way to flexible and open floor plates. It was recently announced that Amazon.com Inc.'s Twitch, the video game streaming site, will be occupying 185,000 square feet in the LEED Platinum project.
