First announced in 2014, Marriott's latest AC Hotel is now structurally complete at SW 3rd Avenue and SW Taylor Street in downtown Portland. Together with partner McWhinney and Sage, Minneapolis-based real estate company Mortenson is developing the project, which contains approximately 120,000 square feet of space spread across a 13-storey building.

Rising to a height of 40 metres (130 feet), the SERA Architects-designed development will hold 204 tastefully appointed guest rooms served by a number of enticing amenities, including a ground-level bar, breakfast room, fitness centre, and multiple meeting rooms for business gatherings. Cladding materials include white brick, aluminum window wall, metal spandrel accents and vertical aluminum fins. A metal canopy will shelter pedestrians from the elements along the two street frontages, while a glass canopy provides a more permeable entryway at the corner.

Recent photos capture the development's swift progress, which has topped out and is now receiving its first pieces of white brick cladding. Swing stages on either side make the application easy, as the bright orange weather resistant coating is gradually covered up by the building's final exterior treatment.

When the site was acquired in 1999 by the Portland Development Commission, it was occupied by a low-slung shabby building that met demolition a year later. Mortenson purchased the property for $2.5 million in 2014, putting the plans in motion to replace the patch of lawn with a new hotel project. The AC Hotel brand has roots in Spain and has only recently instilled its ethos into the United States. With a focus on urban experience that is tailored to the local flavour, the hotel should be ready for guests by early 2017.
