The developer behind the Burj Khalifa is setting their sights on the Dubai beachfront, where they are planning a 74-storey hotel to be branded The Address Jumeirah Resort and Spa at Jumeirah Beach Residence (JBR). Initial drawings show two elongated volumes punctuated by inset balconies and joined at the base and roof by multi-storey appendages.

The transformative project by Emaar Properties will be situated at the end of the dense Dubai Marina and feature direct access to Sheikh Zayed Road. To top out at 290-metres, just short of supertall status, the 19,690-square-metre development will contain a 182-room hotel, serviced apartments, and residential suites. One tower will hold the hotel and serviced apartments while the other will exclusively be dedicated residential. The massive aperture in the middle of the building will help maximize views and sunlight.

The development will compete with a number of other top-notch resorts in Dubai, all of which offer a supreme set of amenities. A rooftop infinity pool, fitness centre, cozy lounging spaces, multiple boardrooms, and five food and beverage outlets are just some of the conveniences guests can expect to enjoy.

The landscape plan is characterized by sprawling terraces of abundant greenery arranged around the site's restaurants and pools. A sequence of grand stairways will provide guests with a convenient connection from the lobby straight to the beach. Emaar hopes to begin work on the project within the next three months, with a targeted completion date of 2020.
