With work barrelling towards an ambitious December 2017 delivery target, a new Chicago development by Centrum Partners has received the tower crane that will shoot the development above grade. The mixed-use scheme consists of a 23-storey rental tower with 193 dwelling units at 221 West Hubbard and an accompanying nine-storey office building containing 41,000 rentable square feet at 412 Wells Street. Due to site constraints, the tower crane will handle the important and intricate task of constructing both towers.

The 24,300-square-foot project occupies a tricky site in the dense River North neighbourhood. A curved "L" track pierces a portion of the east side, creating a curved facade on the office building. To fully utilize the site, a new landscaped public plaza filled with art installations will be positioned directly under the tracks. Meanwhile, the residential tower will feature an ample amount of outdoor amenity spaces in the form of rooftop decks and a pool. The interior will have a mix of studio, convertible, one-, two-, and three-bedroom units topped by three penthouse suites which average 1,622 square feet.

The $100 million project is also expected to accommodate parking for 91 cars, a 24/7 fitness facility, a dog run, a barbecue area, and approximately 6,000 square feet of retail — including a Brown Bag Seafood restaurant —lining the ground floor. Most of the amenities will be situated on the 21st floor, with sweeping views of the surrounding cityscape amplifying the project's urban vibe.

The Hirsch Associates-designed development employs an all-glass exterior on a lot purchased from the Chicago Transit Authority in 2015. Negotiations between the developer, City, and the CTA led to a density bonus to help pay for a paint remediation of the fronting train tracks.
