In the shadow of the Texas State Capitol, an office building at 316 W. 12th Street is about to receive a major facelift. Dallas-based Prescott Group recently purchased the structure from the Texas State Teachers Association, which has owned the property since its establishment in 1952. Their vision for the site includes the addition of a floor to half of the building and an expansion of the rentable square footage by 26,000 square feet. With substantial renovations planned to update the rest of the interior workplaces, nearly 100,000 square feet of modern Class A office space will become available in late 2017.

The interior refurbishment — which includes completely new windows, restrooms, and elevators — will also bring about changes to the building's common areas. A proposed suite of amenities includes a large rooftop terrace, conference room, fitness facility, indoor bike storage, showers and lockers, an approximately 2,000-square-foot restaurant, and a landscaped courtyard surrounding a 100-year-old live oak tree. To maximize sunlight penetration and outside viewing opportunities, the east and west facades will be punctuated by more glass. To achieve LEED certification, the highest performing elements of the building will be repurposed, while others are upgraded to achieve the latest standards in energy efficiency and sustainability. The project's architectural reinvention is being carried out by Andersson-Wise Architects.

"We look forward to undertaking this major redevelopment and delivering a product that competes with new Class A office product," said Brian Leslie, managing director of the Prescott Group. "This location is superb and certain other classic features simply can’t be replicated today, like a massive oak tree that will become a new focal point and gathering place. The concept behind our renovation is to save the best of what exists and pair it with the best of what’s current in terms of architecture, design and appealing amenities."

The refreshed look would also come with refreshed branding. Prescott Group will change the name of the building to Westview to reflect its location one block west of the State Capitol. The one-acre site is strategically located within walking distance of major local landmarks like the The University of Texas, Dell Medical School, and the Entertainment District.
