Located in the vibrant State Street retail corridor in Chicago's Loop, Marquee at Block 37 is a new Solomon Cordwell Buenz-designed building for developer CIM Group. The 690 new luxury apartments are contained within a 767,000-square-foot, 38-storey complex that is inviting prospective tenants for sneak peeks of the freshly minted interiors. City Ambassador harryc was one of the locals who was given an extensive tour of the property, capturing the contemporary finishings in a throng of photos.

The building's assemblage of studio, convertible, one-, two-, and three-bedroom units are wrapped in a glass chevron facade that reflects the beat of the city. The development's urban atmosphere is amplified further by the shops at Block 37, which contains an 11-screen dine-in movie theatre, upscale fashion retailers, and casual dining destinations.

The apartments are finished with two packages and feature 7.5-inch-wide plank flooring, Leedo European cabinetry, stainless steel appliances, white quartz countertops, porcelain tile backsplash, and floor-to-ceiling windows. A convertible model unit was on display for the strolling guests, showing off the smartly appointed and sunlight-bathed living spaces.

Perhaps the building's greatest amenity is its abundant outdoor space, which comes in the form of multiple terraces with dramatic vistas of Chicago's varied cityscape. The Daley Plaza Terrace, State Street Terrace, Spa Terrace, and Skyline Terrace offer distinct experiences with ample seating and greenery fused into the spaces.

The Spa Terrace on the 38th floor is where the state-of-the-art fitness centre, sauna, spa, and fire pit lounge are located. Even on a gloomy day, the adjacent observation deck offers stunning views of famous skyscrapers like the Willis Tower, Aqua, and the Aon Center.

The fifth floor lobby, concierge, and common room adjoins another dramatic outdoor area that boasts a large pool, grill deck, and cabanas. The diversity of outdoor amenities is complemented by a range of indoor conveniences, including a game room, party room, library, and cinema.

Though you wouldn't necessarily know by looking at it, the project had to implement unique structural solutions to mitigate the significant design challenges presented by the site's preexisting conditions. The east third of the tower, constructed over a column-free below-grade loading dock, required the installation of four 27-foot-high by 90-foot-long steel trusses to compensate for the lack of foundation-level support. The central third of the tower is built with standard concrete, while the west third stands over a future high-speed rail tunnel, mandating a six-foot transfer slab at the fifth floor.

The name Block 37 is derived from its roots as one of the original 58 city blocks established by Chicago in 1830. Spanning a city block, the historic area has blossomed into a cosmopolitan hub for culture, shopping, and dining. With direct access to Chicago’s Pedway, the CTA Red Line, and Blue Line, Marquee at Block 37 is strategically positioned to meet the needs of the urban-minded.
