Rising on the site of a 2007 proposal known as AVA, the long-stalled development plans for the corner of 8th Avenue and Pine Street in downtown Seattle have since given way to a new project known as 8th and Pine, a 48-storey hotel and residence to be designed by Weber Thompson for the Fana Group.

The reinvented development proposal has grown to include 395 residential units paired with a 178-room hotel, all of which will rise above 8,000 square feet of retail space and a 375-spot underground parking garage. Building amenities will include a rooftop terrace, covered retail spaces, and a dual lobby for hotel guests and condo residents.

Spurred in large part by recently announced plans to dramatically expand and improve the nearby Washington State Convention Center, the current development proposal would support the convention centre in many ways, with the hotel component likely to be a major draw. Proposed to rise to an impressive 550 feet, 8th and Pine would become the ninth tallest building in Seattle, a rank it would not hold for long, as growth in the Emerald City at an all-time high.
