Houston's lack of zoning combined with its efficient approvals process have historically proven to be a boon for local developers, and international developers are now turning their attention to the most populous city in Texas to harness these perks. Melbourne-based Caydon Property Group, which recently opened a new office in Houston, is moving forward with their first United States project.

Simply named The Midtown after its location, the luxury apartment tower would contain 28 floors and 380 units. An existing three-storey structure at 2850 Fannin Street, the former site of the The Mental Health and Mental Retardation Authority of Harris County, would be demolished to make way for the building. In an earlier press release, Caydon noted the development has been "strategically placed for success," pointing to the nearby Metro Rail and the world's biggest medical precinct as important community assets. They also hope that Houston's hosting of the 2017 Super Bowl will attract attention to the project and the city's bright future as a cultural capital.

Ziegler Cooper Architects has been tapped to design the building, which is depicted with a liberal number of balconies and a mid-rise podium giving way to a strong street presence in released renderings. Though details are scarce, the development is believed to include ground-floor retail, a sky lounge, a pool deck, and a dog park. Construction is estimated to begin as soon as January 2017.
