When a new building is proposed in Boston, there's a decent chance that it will be for the Seaport District. Also referred to by its more banal 'South Boston Waterfront' designation, this area of the city has experienced a recent explosion of new development, cultural facilities, and nightlife. Developers are eager to get their hands on the rapidly disappearing available properties before the area is fully built out. And as this nascent neighbourhood begins to live up to its promising potential, it is correspondingly becoming a must-see destination for tourists. Tapping into that opportunity, Harbinger Development has proposed a two-in-one hotel complex that has now received approval by the Boston Planning and Development Agency.

The 15-storey Marine Wharf Hotel at 660 Summer Street is set to accommodate both a 245-room Hampton Inn and a 166-room Homewood Suites for a total of 411 hotel rooms. The ground floor will be activated with approximately 3,500 square feet of retail, and guests can expect to indulge in nearly 20,000 square feet of traditional hotel amenities, including a fitness centre, pool, terrace, meeting spaces, and a restaurant. The second floor of the 320,000-square-foot building will contain a 75-space parking garage.

All of this will be captured within a stepped Perkins + Will design, which is expected to begin construction in 2017 and take about two years to complete. The site is currently well served by the Massachusetts Bay Transportation Authority's Silver Line bus rapid transit route.
