Mere footsteps away from the supertall Wilshire Grand Center, now the tallest building in Los Angeles, a downtown surface parking lot is destined to be replaced by another highrise. Plans have been submitted to the city by developer Mitsui Fudosan America and architect Johnson Fain for a 42-storey tower preliminarily named 8th & Fig after the intersecting streets bounding the property.

Renderings for the project show a boxy and mirrored tower erupting from a four-storey podium, which will hold 10,000 square feet of commercial space and a portion of the project's eight-level, 479-stall parking garage. The illustrations also depict a range of activities taking place atop the podium, which would support a swimming pool and sun deck arranged within a rich landscaping program. The building's textured facade is created by slight outward extensions of the floor plates, interrupting an otherwise flat elevation of glass.

The plans indicate that the project team hopes to begin construction in March 2018, with anticipated occupancy in 2020. The development comes at a time of renewed interest in the downtown core, which is increasingly becoming a bustling after-hours neighbourhood. The influx of residents has translated to stability and street life in a district almost exclusively frequented by office workers.
