Promoting itself as a harbinger of "smart vertical living," a new mixed-use tower by local developers Fonds FTQ and COGIR is set to go up at the heart of the city centre. Known as Humaniti Montréal, or Humaniti for short, the stacked multi-part tower development is set to transform the corner of Avenue Viger and Rue Hermine. Comprised of a conjoined stack of blocks, beginning from the ground up with retail space, an office block, a boutique hotel, rental apartments, and condos, Humaniti has been designed to be home to every facet of modern city living, a place where people come to live, work, and play.

Viewed in the deconstructed rendering below in blue, the first block will serve as a foundation upon which the hotel portion will rest. As seen in red, the bulk of the hotel will be suspended above the outdoor plaza down below. Built above and below the hotel block, the largest block, shown in yellow, will rest on the ground. The condo and apartment block will be the only segment to span the entire 394 feet of the 39-storey tower from top to bottom.

Retail space will occupy the street level, above which 73,389 square feet of office space will rise to a total height of five storeys. The boutique hotel component will add another 11 storeys, above and below which the mixed, rental apartment and condo tower portion will stand largest of all. Arranged so as to give the condo owners the best views, and the most separation from the hotel and office blocks below, the top 14 storeys, consisting of 140 units, will be situated directly above the tower portion's 335 rental units, which will take up the bottom 24 storeys.

Viewed above, the various components of the mixed-use development will be combined to make a whole, the stacked tower approach to add a great deal of architectural interest to the project. Projected to cost $200 million CAD, Humaniti Montréal is being marketed as an upscale address. Its host of top-tier amenities, along with its prime location within easy walking distance to transit and to many of the city's main attractions, will likely be a major selling feature.

Once complete, Humaniti Montréal will be a welcome addition to downtown Montreal, part of the ongoing urban transformation that has swept across the city over the last decade
