A scar in the Philadelphia streetscape just steps from City Hall would finally be healed if developer Oliver Tyrone Pulver gets their way. They've retained world-renowned architecture firm Skidmore, Owings & Merrill to design a 38-storey office tower for the site of a current surface parking lot at the northwest corner of 13th and Market Streets.

Plans for the tower at 1301 Market Street were announced this week, with a couple of renderings showing the preliminary version of the design. The 840,000-square-foot glass-clad complex would host retail at its base and could be ready for delivery by early 2020. But before construction can begin, the developer first needs to close on the site and complete the permitting process, a procedure that could take a year or more.

The Ampco System parking lot — surrounded by Marriott hotels on the north, west, and east sides — occupies a 35,000-square-foot prime slice of the downtown core. In addition to developing downtown sites at 1234 and 1600 Market Street, Oliver Tyrone Pulver has left their mark in Pittsburgh, Cleveland, and Chicago. Much of the developer's recent focus has been on more suburban areas of Philadelphia, with several smaller office buildings dotting the borough of Conshohocken.

The abundance of new highrise office buildings in central Philadelphia is emblematic of the appetite for modern workplaces in the core. The Comcast Technology Center will join the recently complete FMC Tower in the coming years as two major additions to the skyline.
