A pair of 65-storey luxury condominium towers set to rise in Miami will be connected by a multi-storey amenity club, with new renderings showcasing the geometry of the space and all angles of the Rafael Viñoly-designed One River Point development. To be built by KAR Properties, the skyline-defining project will boast a multitude of building uses, including 350 posh residences, commercial retail and office space, and a hotel.

The 1.8-acre site would give way to a reasonably sized triangular podium that will contain a parking garage and ground-level commercial space topped by an open-air pool deck, fitness centre, lounge, and children's play area. The architecture separates into two offset slab towers as the building's language goes vertical, once again meeting as one at the top, where a three-storey skybridge is expressed. Here, the 56th level exclusive Sky Club will offer residents 360-degree panoramas of the city amidst a glut of retail space, hotel suites, and business rooms. Two "sky villa" penthouses crowning each tower will possess their own terraces, pools, and million-dollar views.

The separation between the two towers ensures that the sightlines from the already built phases of the Miami Riverfront Development are maintained, without sacrificing the views of the river to the north and the skyline to the south. The development would complement, rather than interfere with, the existing Miami River Walk at the edge of the site. A palm tree court, reflecting pools, and a 26-metre-high cascading waterfall elegantly frame the building's entrance and elevated plinth, which is screened with architectural treatments to elicit an airy appearance. This maximization of open space results in smaller-than-usual floor plates and a density that is lower than permitted.
