Kangaroo Point Brisbane Pty Ltd has submitted a development application to the City of Brisbane that calls for a pair of 20-storey towers to occupy a vacant parcel of land at 25 Ferry Street. The new proposal succeeds a previous scheme for the site called Dockside Garden Towers, which was approved in 2012 but then shelved over economic conditions.
The 102-unit residential development — to hold 40 two-bedroom and 62 three-bedroom apartments — would come with three retail spaces at the base and four penthouse apartments, each with their own private pool, at the top. Residents without their own in-unit option to swim and soak would be able to utilize the common pool in the podium, which would also include a fitness centre.
A+ Design Group is behind the verdant architecture of the proposal, which adopts a growing global trend that sees buildings of all functions incorporate large expanses of greenery into their exterior articulation. Renderings of the development show the podium levels and balconies draped in lush vegetation as a sinuous skeleton-like structure adds texture to the facade. The vision is particularly influenced by the regional environment — landscape architects Lat27 were inspired by the fig trees of South East Queensland rainforests.
Besides its aesthetic appeal, there's a practical purpose behind all that foliage — it serves as a natural ventilator and shading device. The units themselves are also planned according to climate-responsive design, with openings that maximize daylight and cross ventilation.
Kangaroo Point is a suburb of Brisbane located directly east of the central business district. As such, the site is in a prime and highly visible position, with direct views from the Story Bridge providing the opportunity for a defining landmark on the fringe of the city centre.
