Globally recognized consulting, architecture, and design studio Stantec has envisioned another highrise addition to Midtown Miami, a 28-storey rental building currently under construction at 2901 and 2951 NE 1st Avenue. Launched by Atlanta-based multifamily developer Wood Partners, the two-acre site is giving way to a 389,700-square-foot project called Midtown 8.
Beyond the building's 387 units — which include studios, one-, two-, and three-bedroom penthouses — the development features nearly 30,000 square feet of commercial space. There will also be a substantial amenity deck positioned above the attached 519-car garage, complete with a fitness centre, demonstration kitchen, pool, cabanas, and a hammock garden.
That's all in addition to 27 Citi Bike spots, a clubhouse, a dog walk, and a colourful mural art wall. A co-working space and wine bar situated in the lobby have been designed as a nod to the animated Wynwood neighbourhood, while light pendants in the reading lounge evoke the characteristics of the Design District.
"The project juxtaposes natural materials such as warm wood, greenery and stone with more industrial elements like metal to create a comfortable, yet refined space — highlighting the edgy, raw character of Wynwood and the sophistication of the Design District," said Jennifer Llop-Noy, project manager, Stantec's Miami office.
The condo market has weakened considerably in Miami, just as rental vacancy rates dip lower and lower. Young professionals looking for more flexible living options, and unable to make the expensive transition from renters to homeowners, are flocking to the recent stock of new apartment developments. Beyond dramatically changing the skyline, the surge in new apartment supply is having the practical effect of halting the historical trend of fast-growing rents in the city, which have finally started to subside.
