Plans recently submitted to the City of Brisbane ask for development permission for an 81-storey residential tower at George and Queen Streets in the central business district. 151 Property Core Plus Management Limited submitted the application on behalf of the owners of the commercial buildings currently on the site, which would give way to a self-described vertical city punctuated by a number of sweeping gardens.
The Blight Rayner Architecture-designed No. 1 Brisbane would be built up to the 274-metre height limit prescribed for new residential towers in the CBD, rules that are in place to prevent radar issues with the Brisbane Airport. Within its volume, 534 apartments would be broken down into 120 one-bedrooom units, 284 two-bedroom units, 108 three-bedroom units, 20 four-bedroom units and two penthouses.
Multiple extrusions throughout the facade of the tower accommodate a surfeit of outdoor amenity spaces, including a podium fashioned to permit indoor and outdoor activities. An extensive landscaping program would bring a consistent vegetated expression to the exterior, while retail spaces activate the lower levels of the building. Existing heritage assets on the site would be amplified via a new laneway that facilitates boutique cafes, bars and galleries.
