A modern-day reinterpretation of one of the most iconic buildings in Dallas could be coming to the north side of the downtown core. Chicago-based developer AMLI Residential has proposed a 45-storey apartment highrise that shares many characteristics with the I.M. Pei-designed Fountain Place, which is located right next door to the development site.

The $150 million residential tower has been envisioned by Austin's Page Southerland Page, who designed the building on a lot that was once supposed to give way to a second phase of Fountain Place. The proposed building's emerald green glass and crystalline shape clearly takes cues from the 1986-built skyscraper, which at 63 storeys and 220 metres, is the fifth-tallest building in the city.

The popular ground-level gardens and fountains at the foot of the existing tower — from which it gets its name — will bridge the gap between the landmark tower and the new apartment building, which is set to replace a surface parking lot. Its 367 units — about 1,250 square feet in size — will be complemented by a pool deck and outdoor lounging areas built atop the lower level parking garage. An adjoining parking garage and retail component are currently being constructed at Fountain Place, part of a package of renovations being carried out by owner Goddard Investment Group.
