Chicago's latest building boom isn't limiting itself just to the downtown core, but established neighbourhoods beyond the skyscraper-lined streets of the Loop. A few blocks west of the Chicago River, the Kennedy Expressway visually severs the traditional core from the inner-city communities that historically have shown aversion to tall towers. But that's all changing with 727 West Madison, a 44-storey tower set to become the tallest building west of this busy transportation corridor.

Fifield Companies and F&F Realty are the development team behind the Greektown project, which first made headlines as One South Halsted back in 2011. Though it was approved the following year, there was a worrying lack of activity at the site, until a construction permit was submitted and granted in early 2017. Now, construction work at the site has advanced to above-grade stages, with the concrete core and floor plates sticking out above the perimeter hoarding.

The development rids the neighbourhood of a large surface parking lot previously used by the adjacent Crowne Plaza Hotel. FitzGerald Associates Architects have designed the tower, which employs a cylindrical glass form above a more typical rectilinear podium. It will pack 9,500 square feet of retail into this boxy base, which will be topped by a sun terrace, pool, cabanas, and grilling stations. A 375-stall parking garage, to be shared by residents and hotel guests, is also under construction.

The 151-metre-tall tower will contain 492 apartments, which given the glassy expression of the facade, should benefit from an ample amount of natural daylight. Studio, one-, two-, and three-bedroom arrangements are currently available, sizing in from 490 to 1,550 square feet.
