A multi-phased project by developer Rachel Julien recently broke ground in the heart of the Quartier des spectacles, Montreal's pulsating entertainment district. Work on the Laurent & Clark development has begun in earnest with its smaller first phase promising to deliver a 21-storey condominium in 2019.

The MSDL-designed project includes 159 luxury condominiums across the $65 million CAD first phase highrise, units that will benefit from eastern and western exposures, semi-private elevators and uninterrupted views of the downtown core. Studios, one-, two-bedroom, and two-bedroom plus den floor plans define the tower's interior program. Four penthouses are located on the top floor, the largest of which measures 2,560 square feet.

The architectural expression of the shorter tower is fairer in its tonality, employing red and orange accents within the external balcony structure to bring colour to its snowy facade. The elevation facing the Quartier des spectacles is physically more permeable and open, while the rear elevation reflects a more private ambiance. A multi-level podium, rectangular in shape, hosts both towers on divergent axes. The future second tower will hold an additional four storeys and a palette on the opposite side of the colour gradient.

When complete in a few years time, residents will have exclusive access to a series of common spaces designed to cater to their individual needs and wants. A large lounge space will contain a semi-private reception room and games area beyond a symmetrical fireplace feature. The spa includes a perimeter overflow pool complemented by ceiling-anchored hanging chairs and a 1,500-square-foot fitness centre envelops its weight machines and punching bags with a running track.
