Developer Sterling Bay has helped give Chicago's Fulton Market, a former industrial meatpacking hub, a 21st century identity. Now one of the city's most animated urban areas, scattered by restaurants and old warehouses converted into contemporary office space, the neighbourhood has attracted big names like Google and McDonald's. The company's latest development sees the construction of a 12-storey building with all the flair of its historic brick-faced neighbours.

The Solomon Cordwell Buenz-designed boutique office building set to be erected at 210 North Carpenter sprawls 200,000 square feet of space in the heart of the neighbourhood a short walk from the Morgan/Lake 'L' station. Tenants will be able to take advantage of a comprehensive condominium-like amenities package that includes a rooftop lap pool, tenant lounge and gaming area, full-service fitness centre, a programmed yoga room, multiple conference facilities, and on-site parking for over 40 vehicles.

The building's 23,000-square-foot floor plates are designed to be fully customized according to the needs of its users. Sterling Bay had originally envisioned the complex as a "vendor village" for affiliates and companies doing business with McDonald's, whose relocated headquarters is under construction just to the south of the site. A reminder though that space is available to all potential tenants, construction company Leopardo signed a long-term lease for 24,000 square feet in August.

Sterling Bay paid $2 million into the City's Neighbourhood Opportunity Bonus system, which trades developer-funded investments in other city neighbourhoods for increased height or density. 210 North Carpenter is expected to accommodate nearly 1,000 employees when completed in 2018.
