Tampa is embarking on a $3 billion mixed-use development that will alter the city's skyline in a big way. Water Street Tampa encompasses over 50 acres of downtown property and will produce nine million square feet of space, essentially turning the development site into a brand new urban neighbourhood. With the project already under construction, developer Strategic Property Partners has unveiled the first residences and mixed-use building, featuring a verdant design by international architects Kohn Pedersen Fox Associates.

815 Water Street consists of a pair of buildings that collectively represent one of the first new for-purchase residential towers in Tampa in almost ten years. The 26- and 21-storey towers signify the architect's debut project in the city, and will become their fifth in Florida when completed.

A large commercial space and parking area at the base, shielded by perforated metal screens, will link the two buildings together. An exterior series of terraces will allow residents to optimize the entrance of natural light while providing an opportunity to showcase local flora. These balconies also sport gentle shifts in their geometry, creating a textured and evolving facade.

Ground-level retail will be anchored by a full-service grocery store to accommodate residents of Water Street Tampa and the broader downtown district. Strategic Property Partners is aiming to start construction on the tower in 2018, with completion expected by 2020.
