A development application for a second Brisbane Square Tower has been submitted by Charter Hall. The 2006-built Brisbane Square, the 12th tallest building in the city, would be eclipsed if the 36-storey proposal is brought to life. The 185-metre-tall 'suspended commercial tower' would become the fourth tallest commercial tower in the city.
The base of Brisbane Square currently extends outwards and frames the existing Reddacliff Place public plaza, which according to BrisbaneDevelopment.com, would be enhanced under the scheme. The design by Blight Rayner Architects would be elevated above the square, ensuring its programs can continue. A new 'Great Hall' is also proposed with the goal of animating the public realm in and around the tower.
A series of open garden levels will be punched at the top, middle and podium sections. A number of outdoor rooms across the tower component aims to facilitate outdoor meetings and social interaction. The over 5,300 square metres of outdoor open space planned for the site represents a 288 percent net increase in usable space. About 70 percent of the development's overall site coverage is dedicated to outdoor space.
Pension fund QSuper has signed a pre-lease for 17,200 square metres of commercial tenancy in the tower, which is expected to cost $450 million AUD. Charter Hall is hoping to achieve a 6-Star Green rating for the project, with sustainable design features including energy efficient LED lighting and high-performance vision panel IGU glazing system.
The building is anticipated to be constructed in two stages, the first phase including the basement, ground-level and bottom 16 floors of the building. The second phase of the project would see the construction of the upper storeys, with the entire complex forecast for completion in 2020.
