Zoning is in place, but no sign of a DP for that corner.
 
That is (was, given they are now closed) their job. You could say the same thing about O2. They weren't developers (for the most part, they did have a couple of projects), they were planning consultants for land owners.

I really wish this building had gone with CRUs along the north side. Seeing the street presence I think it would have been nice to start a retail strip entry way to 10th right from the LRT station.
Agreed, but they wouldn't budge on it even after it was suggested multiple times by the community planning group. Even the idea of live/work units didn't fly.
