Maybe there are utilities under the sidewalks that preclude trees?

That would be my guess. North side of 10th Avenue doesn't have a rear lane (it abuts the CPKC main line), so there is most likely a shallow utility line assignment that does not allow trees.

That’s gotta be it, otherwise I can’t see the city approving it without adding trees.

They could have done worst on the garage than missing street trees. It's a basic design. It's still one of the better above ground garages I've seen in Canada

Looks like Phase 2 might be soon? Remediation (likely asbestos removal prior to demo) and fenced off neighbour building.

What’s also interesting is the last building on this block, the corner building is for sale? Hopefully the developer buys it and we get a phase 3 in the future.

Would love to see a highrise a bit further west in Sunalta, would make it all part of downtown...

So, building has been open for about two years now, and not one single CRU has gone into business yet. Meanwhile, the two buildings at the 14 Street intersection that finished up just a little after this one has, have their CRU's filling up.

Wonder why this hasn't gotten any leases yet?

Probably just comes down to too high of an asking price for the location.
