Comcast to Expand Philadelphia Presence with Comcast Innovation and Technology Center Designed by Lord Norman Foster and developed by Liberty Property Trust to achieve LEED Platinum Certification, the 59-story tower will include a Four Seasons Hotel. Thousands of jobs and billions of dollars of economic activity will be created in Philadelphia and the Pennsylvania commonwealth.

Comcast Corporation (Nasdaq: CMCSA, CMCSK) and Liberty Property Trust (NYSE: LRY) announced today they will jointly develop the "Comcast Innovation and Technology Center" on the 1800 block of Arch Street in Center City Philadelphia. The proposed $1.2 billion 59-story, 1,121-foot tower will neighbor Comcast Center, Comcast Corporation’s global headquarters, and become a dedicated home for the company’s growing workforce of technologists, engineers, and software architects. The facility will also create a media center in the heart of the City by becoming home to the operations of local broadcast television stations NBC 10/WCAU and Telemundo 62/WWSI and offer space for local technology startups.

Designed by world-renowned architect Lord Norman Foster of Foster + Partners, the glass and stainless steel tower will complement Comcast Center as a new energetic dimension to Center City. The 1.517 million rentable square foot project will include a new Four Seasons hotel and a soaring, block-long lobby with a glass-enclosed indoor plaza accompaniment to Comcast Center’s existing, dynamic outdoor plaza. The lobby will feature a restaurant and a new concourse will provide direct connections with SEPTA’s Suburban Station, enhancing accessibility and providing new options for commuters. The $1.2 billion mixed-use tower is expected to be the tallest building in the United States outside of New York and Chicago and will be the largest private development project in the history of Pennsylvania.

In addition to office space, the Comcast Innovation and Technology Center will house a Four Seasons hotel, featuring more than 200 rooms. The luxury hotel will include world-class spa, fitness, event and meeting facilities as well as an exciting new restaurant located on the top floor of the building, offering spectacular 360 degree city views.

Four Seasons will continue to manage its existing hotel at 1 Logan Square and assist the owner with the transition to a new brand prior to the expected opening of the new hotel in 2017.

The Comcast Innovation and Technology Center will generate a staggering amount of upfront economic activity during the project’s construction period alone, including $2.75 billion in economic activity within the Commonwealth and the creation of more than 20,000 temporary jobs. The estimated direct and indirect ongoing impact of the Comcast Innovation and Technology Center is also remarkable, creating almost 4,000 new permanent jobs within the Commonwealth and 2,800 new permanent jobs within the City. The project will also produce $30.7 million in annual Commonwealth tax revenues and $21.5 million in annual City tax revenues.**

Comcast and Liberty Property Trust will establish Economic Opportunity Plans to demonstrate the companies’ commitment to diversity and to ensure the participation of minority contractors during the construction of the Comcast Innovation and Technology Center.

Construction of the Comcast Innovation and Technology Center will commence in the summer of 2014, and the building is expected to be complete in the fall of 2017. It will seek LEED Platinum certification. Comcast will execute an initial lease for at least 957,000 square feet, or approximately 75 percent of the rentable office space, for a term of 20 years.

The project will be owned by a joint venture, 80 percent owned by Comcast and 20 percent by Liberty Property Trust, and managed by Liberty. The project includes an approximately $1.2 billion private investment of which approximately $900 million will be funded by the joint venture and approximately $300 million will be tenant funded interior improvements.

The tower will be put on the block next to the Comcast Center.

Hopefully, it will feature an obs deck!! Philly does not have one that I know of.

Looks great! The Comcast Center is one of the best looking buildings in America.

Anyone who visits Philly needs to check out Comcast's giant HD video wall in the lobby. It's one the largest highest resolution LED displays in the world.

But they should have & could have put an osb deck in that building! It is ridiculous!

Philly does not have one in any of its office towers!! :mad:
 
Never knew about that one. But I think that it's high time that they put one at the top of a skyscraper.
 
The proposed Comcast I&T Tower and the Philadelphia City Hall Observation Deck...

Jahvon,Tuscan and Everyone: I am in Philadelphia currently posting this reply - I am very familiar with the Comcast Tower and the proposed
site of the new Comcast I&T Center being that I was doing archive work literally across the street from the Comcast Tower and am now
visiting just three blocks west of that location - the proposed site is now a large parking lot that I walk past almost every day that I am
here in Philadelphia and this new tower looks to be quite interesting...

I agree with the thoughts of having a Philadelphia observation deck in one of the newer tall buildings built in the years since the 80s and
I was one that was disappointed that the Liberty Towers at first would not include one...When the Comcast Tower was under construction
I contacted Liberty Property Trust management and suggested that having a observation deck would be a good move but their reply was
they had decided not to primarily because of security concerns post 9/11 and the need to mix visitors with tenants...I also found out that
the Comcast Tower was a naming rights deal between the building's largest tenant - Comcast - and the landlord - Liberty Property Trust...

This new building looks to offer venues that will allow visitors to view Philadelphia from above and I will look forward to its construction and
completion in the coming years and would be another good addition to Philadelphia's skyline...

I am also familiar with Philadelphia's City Hall Tower - Even though it has been many years since I have gone to the Observation Deck there
the early 80s being the last time - it does offer a interesting vantage point of the City and until sometime recently it was free of charge
but with the constraints of a slow 8-passenger capacity elevator and a long wait on good viewing days - I recall waiting around 2-3 hours
the last time I went up myself it was worth its while to me...Today there is a $6 charge and it looks like the elevator's capacity has been
reduced to six passengers per trip perhaps because of its age...

I will include this mention from a early 90s Philadelphia guide book I have: Hours-9am to 4:30pm weekdays..."You are used to traveling back
and forth - now travel up and down...At City Hall the glass front elevator goes up the newly refurbished (at that time) 548 foot William Penn
Tower in one and a half minutes. On the way up you will see the various levels,the workings of the 23 foot wide clock and the 604 steps that
circle the elevator shaft. (staircase closed to the public) You may have been on larger elevators but are they as exciting as this one?"

City Hall never fails to amaze me remembering the old rule that no building was to be taller then the William Penn statue that is atop
the City Hall Tower and I will add this mention: William Penn's statue looks northeast and all of the new tall construction has occurred
aside or behind him and are not blocking his "view"...

The John Hancock Tower in Boston had one. But after 09-11, it, also, got closed!

There WAS talk last year, that it might reopen, but so far, we've heard nothing else on it. Guess the deal fell through and nothing else had materialized.

I'm so glad that I DID get the chance to go up there and look down on the city when it opened in the late '70s or early '80s! Took some pics of the Pru Tower just before the sun had set.

I later went back up there and took some kids there with me. They were so flabbergasted at being so many hundreds of feet above the city!! ;)
