    Toronto Toronto | Lakeside Residences | 158m | 49s | Pinnacle | Hariri Pontarini

This is not the case, and the deposits from the purchasers are kept in trust with lawyers. Pinnacle will be building out the project. Likely keep the purchasers in place, if not the deposits will be returned with interest.

    Toronto Toronto | 2451 Dufferin | 93.4m | 27s | Republic | Arcadis

Can't say I want to get into an internet argument to make productive use of my day. But 15% is a general comment, all I do is look at development land proformas and construction budgets all day long.

    Toronto Toronto | 2451 Dufferin | 93.4m | 27s | Republic | Arcadis

I have to comment on this: I’m close to this project and know the landowner very well, and my understanding is that Republic has developed 6 or 7 different concepts to respond to the cities concerns, all of which have been rejected because they all contain a tall building. It seems the city...

    Toronto Toronto | Spadina Adelaide Square | 188.2m | 58s | Fengate Properties | Arcadis

I actually heard Rock Advisors were working on the site, and from the smaller size of the site I wouldn't be surprised if it went to purpose built rental. I know a number of their properties have gone under default - so I would assume they will be sold off if first mortgagor's haven't already...

    Oakville Toronto | Windermere Manor Condos | ?m | 4s | Matas Group

Anyone know how large this development is? Oakville is horrible on their website. Looks again similar to the randall...50-60k GFA

The Chelsea (Randall @ Navy, Oakville, Queensgate, ?s, ?)

It's not as nice as the Randall, at least they showed some classic design. Not very new - but maybe thats the market here - old guys. Better question is where do you find development applications on these, Oakville doesnt have the nice program like Toronto. I wonder how big this site...

Bold Towns (837 Broadview n of Danforth, Buildcrest, 3s, Richard Wengle) COMPLETE

Yes exactly what I was thinking, it's an official plan: mixed use area so less rezoning but would probably be a bit of a fight for the first condo site in the area. The NIMBYs are strong in this city lately. Conservative rookie developer who is looking to take on a similar project in which he's...

Bold Towns (837 Broadview n of Danforth, Buildcrest, 3s, Richard Wengle) COMPLETE

it's 132x132, perfect site for towns. but inefficient use of a redevelopment play. When they say higher and better use, I don't think that applies here.

Bold Towns (837 Broadview n of Danforth, Buildcrest, 3s, Richard Wengle) COMPLETE

What a waste of development site. He paid 2.9million for this site and will gross maybe 11 million on 14 townhouses, only to add to the fact that it's bland architecturally speaking. And I know urban_dreamer would back me on that opinion. This avenue is ripe for development similar to Dundas...

Sonder Hotel (was Templar, 348 Adelaide W, Rhed, 8s, Del Terrelonge) COMPLETE

So, this site is still in limbo? Opening Fall 2010 and it's Feb 2011 with no movement. I wonder if the developer literally meant he's financing it himself by using cash flow from his design business.

    Toronto Toronto | Spadina Adelaide Square | 188.2m | 58s | Fengate Properties | Arcadis

It's actually a larger site by about 1000 SF. Although it has much less frontage, so it's a more thin & deep site. The templar is the smallest of all the sites, so I'm sure they can figure up something in that site they bought. I agree with you completely I love the boutique feel. Even...

    Toronto Toronto | Spadina Adelaide Square | 188.2m | 58s | Fengate Properties | Arcadis

No sorry I should have been more clear...The Langston Hall site is 60% of the size of Theater Park. You're right theater park is much deeper, LH is I think 80x75 or something close to a square type site. I still think its amazing what they're building for the size of the site. I don't think any...

1245 Dundas St West Condo: New Angle On Avenues Regeneration

I'm curious to see what $PSF they price this at - If it gets approved - As it's definitely going to be cheaper than little Italy, less than Annex, and probably more similar to Liberty Village pricing.

    Toronto Toronto | Spadina Adelaide Square | 188.2m | 58s | Fengate Properties | Arcadis

Does anyone have an update on this project? I can't find the development application. I can't wait to see the finished project, to my recollection this may be the smallest piece of dirt built with multiple levels of underground, even if it is only 8 stories. And they paid $3.13mm for the...
