In terms of design, I've seen better and I've seen worse. I do wish there was a more stepped profile facing onto Yonge St. to give this a bit more visual interest.

Mind you, if the city could purchase a corner lot in some less pricey part of the city(gulp) and make a deal with the developer to cover the 'moving' expenses(or even vice versa), then I could see it happening. Some lot in the new Portlands development that would benefit from a bit of 'heritage"...

That's a definite option that was done for the Campbell House back in '72, but as architecturally interesting as these two gems are, I doubt whether the developer(or the city) would be willing to cover what would be a very costly project.

Love the height and overall design of this one, but bemoan the loss of those heritage buildings('preserving' two facades is not true preservation in my book).

All buildings deserve, at the very least, good architecture, but those proposed for the heart of the city should aspire to something beyond just 'good' or 'ok'. I try to avoid trashing a building based on early renders, but this thing doesn't even pretend to aspire to the level of 'good'...
