This didn't age well https://www.google.com/amp/s/www.theglobeandmail.com/amp/report-on-business/small-business/sb-growth/its-not-about-the-money-for-condo-developing-brothers/article23899591/ Tariq: "We love thinking big. It's not about the money. It's about leaving something behind." I...

I got that forwarded from my friend. It's apparently from hcra, revoking the renewal license for sale of any future condo units, old projects or new projects. Stemming from recent cancellation of their projects and allegedly not giving everyone back their money.

There is absolutely zero chance there will be interim occupancy in 2024. That's why it's tentative. They will be able to push the occupancy back many times until the outside date that's written in the tarion page of the aps. Due to covid tarion will even allow them to change that date too. If...

Not to sound cruel but is it nice though? The cantilevering boxes are very interesting but overall it looks like an older office building at Yonge and St Clair

I don't think theyre respecting the angular plane to the stabilized neighbourhood. The whole thing is about 30% more ambitious than what they likely what they'll get. Those tower setbacks are awful.

I think they may have started without shoring permit I see a demo permit but no other permits pulled. Probably a TTC holdup

That's fair. But was there another way the spandrels or mullions could have been executed? In a window wall system how could it be done any better? What's an example of a building

I hear what you guys are saying but it's so easy to nitpick. They're using Global precast the best precast company in town, and I think that lines and the color is very sharp. The natural limestone they used on that ground floor must have cost them easily more than $1.5m so I don't think they...

    Toronto Toronto | 128 Hazelton Avenue | 37.9m | 9s | Mizrahi Developments | AUDAX

the thick precast must have been expensive, but the deeper window look is great. i think it looks better than 133 (*except the window frame color)

Sorry I don't get it. What is it about the window that looks bad? If it's operable window, it can't be a curtain wall, is it the detail? Whats an example of a good window wall?

sorry i know, it's a big difference and it may have not been the best example....I was referring to an architecture form that would have repetitive modules where it would make it cheaper to construct so it would fit the their proforma and we would all enjoy looking up as well
