    I'm not positive, but on the east end of North York, there seems to be a dividing line on Don Mills north of York Mills; south of York Mills, the line is Parkwoods to Victoria Park, down to Lawrence; south of Lawrence, the line goes back to Don Mills; south of Eglinton, the line might be at Laird.

    Yep, the problem with home ownership is the illiquid nature of it. It is difficult to recapitalize your finances if most of your assets and debs are rolled up into a home. So when people start feeling tighter finances, they end up spending a lot less rather than readjusting their portfolio...

    The August teranet numbers are out (wow, they're really on the ball, now!). The prices look like real increases, not pumped up by realtors. It's amazing how resilient our market is!

    Nope. There are controls for apartments/condos occupied before November, 1991. Raise it to whatever you want - you just have to give 90 days notice.

    The lag is that they usually don't come out with their numbers until 2~3 months after (look at Publication Date vs Transaction Date). But they seem have jumped the gun on the numbers for June (someone had their coffee, maybe). Usually we would have gotten June numbers in August - it even says...
