Site size: ~2200m2/24000ft2

Comments:

This type of height stretching (as compared to precedent) here is going to be based on an MTSA designation for Cosburn Stn on the Ontario Line.
the case is there.

The one overt challenge I see here is a question over whether this strands some of the adjacent parcels; but that's a non-issue if no one objects.

I see no case whatsoever for an on-site park; again, there are several small parks in the area, that are almost non-functional they're so small.

This should absolutely be off-site parkland dedication to enlarging one of those.

Not that they'll fight it, LOL............PF&R will just shrug and accept it........ but I must try.
 
Hmmm... Kingsett has an Affordable Housing division that is doing a HOUSING NOW site... so will keep an eye on this site.

Proposal for a 25-storey residential building inclusive of a 4-storey podium having a gross floor area of 19,265 square metres (FSI 8.94). The proposed development includes 292 residential dwelling units and an on-site park dedication of approx. 215 square metres. The development would include a 128 square metre Privately Owned Publically Accessible Space (POPS) at the front of the building. A total of 32 vehicular parking spaces in 2 underground levels and 293 bicycle parking spaces are proposed. Existing uses include a 3 storey residential rental building at 20 Cosburn Avenue and low rise residential buildings. A Rental Housing and Screening Form submitted indicates there are 6 or more dwelling units on site.

So, this proposal is the subject of a Decision Report, Approval Recommended and Rental Housing Demolition Report to the next meeting of TEYCC:


The details are substantially similar to March '23 revisions............but with one notable exception...... 😀

Parks is refusing the incredibly stupid on-site parkland dedication, and requiring an off-site location instead! YAY!

What's notable here, is that the above noted application also included an incredibly useless small park; and we now know that what Council directed as part of confidential proceedings on the 5 Cosburn App....
is that the City secure an expanded park adjacent to that site.

New stats are updated. The overall storey count changed from 27 storey to 25 storey. The height changed from 92.26m to 86.92m. Total units changed from 272 units to 292 units. Parking space changed from 69 parking to 32 parking.
