There must be some reason why we are not seeing the building of purpose-rental in Eau Claire. GWL Realty/Quadreal have not moved forward with their large project which included 4 rental towers and a hotel, just a couple blocks to the west of this site.

It's really annoying when a single developer owns so much land. It almost always paralyzes them. It's the same deal over at Westbrook station. Thank god the East Village was broken into smaller lots.

I’m not sure there is anything going on with the building. PCL is using the parking lot as a staging area. There is a lot of utility work going on 3 ave and 3rd street. It might have something to do with green line utility re-location. PCL is doing similar work on 12 ave in Victoria Park. Just a guess though

Two main reasons:

• much of the land is held by pension funds (OMERS and GWL) or wealthy families (Hill family owned Harvard Developments) with very long investment horizons
• Eau Claire is an upscale area
