Look, I have a solution to speed this up.

I love walking on the Beltline Trail and over the years I've watched as large numbers of the stately old homes have been replaced by mega-mansions. I checked and the footprints of these new buildings matches the Harvey's! So to speed this up, all they need to do is use the same processes and approvals needed to build a mega-mansion.

This is just a visual reference. The total amount of reconstruction on Forest Hill Road likely matches or exceeds the total amount proposed for this site across a far greater footprint.
 
With Q2 drawing to a close will CreateTO miss another one of their own deadlines? (rezoning resubmission)...... I think I know where @jmi22 's money is on this......and I wouldn't bet against him.

5 years 1 month since this was announced, 4 years plus since ZBA submitted. Best possible time to deliver now.... (my take, 2028 Q4). Minimum time elapsed 7.5 years from ZBA.

Realistically, they still don't have this right............they'll be another rezoning submission before we're done............and 2033 if we're lucky.
 
I'm in discussion with BetMGM for a way to bet against CreateTO timelines... I expect be yachting in the Adriatic this time next year.

On a serious note, does anybody have context for how a half dozen hydro poles got built into the road across the street from here?

The work was done early (new poles) in anticipation of a sidewalk widening that they didn't get around to for years......

CreateTO has finally submitted a revised ZBA here.


This was targeted for Q1, post the move to acquire the Harvey's site.

The acquisition of the Harvey's, by the way, closed in September, 11 months after the purchase was approved.

Better, much better.

Still wrong.

Even if the current proposal will not encompass the aging, short, TCHC building and the Health Centre, it's important to design this side of the site to allow that to happen.

The bottom 3 levels of the Queen St. midrise should be the new health centre. What a bizarre spot for the childcare facility.

If you did that, you would allow for a phase 2 to be planned in parallel with 18s at the south end of the Coxwell frontage and 6s along Queen.

For the same reasons as above, this proposal should contemplate moving as many residents of the adjacent TCHC site over, as feasible when the time comes, so that building site can be freed up quickly.

Other than that, its fine, if uninspired.
 
Yeah, I honestly do NOT know why they are rushing this one without incorporating the old TCHC building in 2025...???
 
Would be interesting to compare the GFA from the existing Daycare space to the HUGE footprint that the City now demands from a New-Build Daycare in 2025...

It almost looks like the huge 3,000 sq ft of outdoor space for the Daycare is the main reason why they split it into 2 x different North and South buildings.

City daycare standards (post-covid) are really hard to deliver on an urban site.
