The InnoDev Vaughan Road Limited Partnership is a proposed 12-storey purpose-built rental (PBR) project in the well-established and vibrant Humewood/Cedarvale neighbourhood of Toronto. The site has a 94 walk-score and is located in a major transit station area (MTSA). InnoDev's management team have over 30 years of experience in real estate and land development.

Under Construction': 15s, just down the street.

Some information shared during a community consult tonight. Only a few questions and comments from people. Some were asking about how long it would take to build, some were concerned about the condition of the road in the laneway and how safe the laneway would be, some expressed support for the project.

This staff approval is for 110 apartments w/ Six (6) as "Affordable Rental" for 25 years, essentially a 5% of units via CBC "in kind" deal.

That's about the best deal you are going to get given the economic circumstances with the St. Clair West Protected Major Transit Station Area (PMTSA) in Fall 2025.

We should probably expect this to be the Staff Boilerplate solution on "Affordable Housing on Private Lands within PMTSAs" for the next year or so -

Yeah, it was NOT a complaint.

It was essentially an IZ deal without IZ being in effect, so as stated above - "That's about the best deal you are going to get given the economic circumstances with the St. Clair West Protected Major Transit Station Area (PMTSA) in Fall 2025."
 
Oh, I know. I just want to ensure everyone is aware that this is a priority for the project team. In other news, the item was approved this morning at Toronto and East York Community Council. Onwards and upwards.
