Fuck this development, support Luke's Drug Mart. Don't care about the challenging-to-lease second floor medical office space. The architect did a good job with the prompt though I do think it looks good just don't care for the uses in it for this neighbourhood unless it has smaller CRU's facing 1st Ave. Would've been a good place to do a second floor Shopper's and smaller CRUs on the bottom, either way i don't care for Shopper's coming in to compete with Luke's.

The good news is, Luke's has unique offerings that Shoppers can never compete with and the general audience of both stores will be fairly different. If I'm looking for interesting cheeses, flowers, meats, fresh produce, premade lunches or high end healthy drinks/snacks/other stuff then Luke's is the obvious choice. The lost business will be from people who forgot a quick thing from the grocery store and spend double at Luke's because of the location. I hope the unique parts of Luke's keeps them going strong. I worry you could be right though.

I hope Luke's leans into what makes them special, there's no way they'll be able to compete on the price most pre-packaged products but that could free up more shelf space for more local and unique items.
