What a neat project. Some excerpts from the article that I found interesting:

the building is also addressing operational carbon emissions by drilling geothermal wells to provide heating and cooling. There are 12 geothermal wells drilled 600 feet underground by Diverso, a geothermal energy utility based in Mississauga
While this project required transporting the pre-fabricated timber pieces across the country, the BC-based Intelligent City, which uses robotic manufacturing, is working to expand its operations to Ontario and open a factory in 2027.
“Ontario and Toronto, specifically, are catching up for sure. We see almost more traction in Toronto now than in Vancouver,”
 
I would say the building quite neatly addresses it's carbon emissions by putting a few dozen new residents next to a GO station, but I'm not gonna stop them from drilling a bunch of 600ft deep holes LOL
