Hopefully at least a sign that they intend to begin construction once their permits are all in place. I have heard that the developer of this one fully intends to proceed, but unfortunately a lot of these demolitions are happening without construction necessarily proceeding afterwards...

I don't recall which thread but definitely was mentioned that this one is going ahead.

Under CMHC financing rules, you can not demo an existing building without all permits and funding in place. This being a rental the developer will have to wait for financing before they demo.

Not looking forward to the perpetual shadow this will cast, but will be nice to fill a couple parking lots.

I wish Calgary was oriented with the long blocks facing north / south instead of east / west, would allow more sun and reduce the wind tunnel effect. Shoulda woulda coulda...

Killarney is oriented like this and I've always found it to feel ... off. Something about that orientation feels more hostile to me than the longer horizontal orientation. I've never been able to explain why.

For me the "off" feeling is that it "plugs into" 17th Avenue the wrong way, all those short-blocks and alleys intersecting with 17th Avenue, preventing it and stagnating it from evolving into a consistent walkable experience.

The downstream impact is an area that feels less walkable and accessible to stuff than it should be, with retail clusters more sporadic and farther away as they failed to develop until more recently in the areas evolution. 17th Avenue becomes more of a commuter-car sewer and there's just a more car-orientation than ideal for a gridded street area. Same problem with how 26th Avenue intersects on the south end of Killarney. There's a lack of a north-south main street to leverage the grid to create a focal point. Perhaps 37th Street SW may evolve to that one day, but it's pretty far west.
