This rendering is misleading. It should that this 12-13 storey building is surrounded by midrises when in reality it is surrounded by bungalows. Tallest building in the area is 4 stories. I don't know how Mount Royal hasn't gone to war over this.

I count exactly two bungalows on this street (excluding any that will be torn down by the development), and various ~3.5 storey apartments (3+basement). How is the rendering misleading? The buildings shown are literally shorter than the double-height podium…

While definitely taller than the surrounding blocks, this is not exactly unprecedented for Bankview. There’s 6+ storey buildings throughout the community.

Mount Royal is in the adjacent community, across the way from 14 street. To me, this would be like someone on Royal Ave complaining about a high rise on 17 ave.
 
DP has been submitted. The design is pretty much as shown in the renders with some slight changes.

I used to live in that Brick apartment building in the back, could have gotten some good shots of this going up!
 
You can do grading and foundation work without DP I'm pretty sure.
Correct. They can do some grading and moving dirt around without a DP or BP and can do some partial excavation with a BP even before the DP is approved.
With the neighborhood opposition to the height I would be surprised if they do any partial excavation until the DP is approved.
