It's akin to AAA/AA office and that the top of market and nice space will generally outperform the market.

The fundamentals and cap rates indicate that we will NOT see another hotel for awhile, but IMHO, we need a mid-market/3.5 star hotel in the CBD and believe that $180-220 is our bread and butter for modern, quality product.
 
I think we’re onto something here. Buddy below says:

“Luxury and Upper Up-scale rates are at record highs.”

I mean, accurate. It definitely sucks to try and travel right now if you’re middle class or lower. I did return flights and accommodations in a condo in Maui for under $1700 for a week long trip in 2019 with my wife and (at the time baby) daughter. You can still find the odd flight deal, but good luck finding accommodations for less than $375/night. They’re charging these prices because people are paying. 2 years of no, or limited, travel made people lose their fucking minds.
 
Inside was the ugliest bank Ive seen. They didnt exactly make the most of the space.
The temp walls and ceilings were ugly, but man oh man did I ever love the trim and the other original elements peeking through. They reminded me of when I worked at the Legislature. Assuming CIBC sells it, hopefully this building is bought by someone who wants to integrate those heritage elements into the building's next life.

I sure hope so. Such a waste otherwise.
 
I think the one space that keeps surprising me that it hasn't been filled is the space that's Rexall drugs had taken for a while. That one right in the heart of the Plaza would of course be an amazing location for another restaurant. Knowing our luck though there's probably some other financial institution that will look at it and say hey we should really be in the area too.
