New mixed use development proposal in North Oakville near the 407 for a 5 tower development designed by Kirkor for Sky Property Group. Development application can be found here. The development proposes a total of 898 units spread across the 5 buildings, along with 2397 m2 of ground floor retail uses.

I don't understand the point of this proposal. Why build towers in the middle of nowhere where there are no amenities and no transit? In 20 years this location could make a lot of sense but until then, residents here will be totally car dependent. It's not even that convenient a location for drivers given that Neyagawa dead-ends 1 km north of the site (until eventual construction of bridge to link Neyawaga to a southern extension of James Snow Parkway).

I don't understand why the Town/province allows most of the high density developments in Oakville to happen in cornfields, where there is no transit, sidewalks, or even storm sewers, rather than encouraging developers to stop sitting on vacant land in Uptown (undeveloped blocks near Walmart) which has been designated for high density development for over 20 years and has so much potential as a walkable neighbourhood but is too empty so far.

Oakville does this because they're desperately trying to hit housing targets without approving anything the NIMBYs don't want. And by the way, the 407 transitway is planned for the 2040s, and the Neyegawa/James Snow bridge hasn't even been confirmed by Halton Region that it's even planned, let alone actual planning and construction. Even if they announced plans today, it would be at least 8-10 years before that opens. Unlike the Halton Parkway bridge, the Neyagawa bridge would/will be through actual greenbelt lands too.
 
I have also wondered about all these condo towers going up in the middle of nowhere Oakville. Definitely better than more sprawling subdivisions though.

I would say it's definitely planned in the long term, 2034+. There was a EA report from decades ago. This is latest tender worth $11,210,070.00 for this project: Provision of Engineering Services for MCEA Addendum, Preliminary & Detailed Design, Contract Tender Preparation, Contract Admin, Construction Inspection, Material Testing & Warranty Services for the Extension of James Snow PW (Reg.Rd.4) from Britannia Road (Reg.Rd.6) to Highway 407ETR in the Towns of Milton & Oakville . MCEA and detailed design will liekly happen in the short term.

But I think it won't be built until theres development on both sides from the Britannia Secondary plan Expansion Lands (Milton) and Neyagawa Lands (Oakville). The cost and time for construction for such a project will be substantial as seen for the William Halton Bridge (4 years). If built today it would be paid through tax base rather than partially through development charges of surrounding Lands.

Likely makes sense sometime in the 2035-2040 timeframe. With development on both sides of the 407 around Neyagawa and JSP.
