I'll take the precast brick, extended down to the streetscape (*key* if executed properly) over something like aA sterility 9 times out of 10.

And i'd certainly take it over some Kirkor or G+C trash.

The current market rental rate in Toronto for a studio is $3.7 per square feet, so these should rent for ~$950 a month, which i can see a market for that amount of rent.

The rate is tied to the unit in question. Larger units rent for less and smaller units more, on a PSF basis. You don't apply the average to all unit types. They'll absolutely be at or over $5 for this garbage.
