What a neat development, I hope they can pull it off.

This project would cement 14th Street SW in this area as one of the most peculiar "main streets".

A half-block off the street will emerge a pretty top-quality designed mid rise tower, complete with a museum. Meanwhile the corridor itself remains largely a dilapidated single-loaded retail on the west side, mansions and no vehicle access to the east. A bit further south we have also bizarre clusters of high-end residential-to-wine bar conversions occurring. Buildings mix randomly between facing or walling themselves off from the street. All the while most people will associate the area as still being largely a car sewer from Marda Loop area to Downtown. The area's public realm and sidewalks remain effectively random, jarringly pivoting from good condition to non-existing, from trees to asphalt, narrow to wide.

Bankview is one of these areas that keeps succeeding despite never seemingly able to figure out any of it's edge condition main streets that box it in. If they could even make one of 17th, 14th or 26 Avenue SW any good to be on as a pedestrian, it would truly be a game changer as the development and density is already there

26th is undergoing a big transformation starting this year, with a new MUP going in and road narrowing with parking being eliminated on the north side. That should help the pedestrian experience and better connect it to the existing bike lane further west.

I kinda like that area, sort of grunge, some repurposing of buildings. Very organic. Wouldn't call it overly "walkable", but again, for the area around it, provides coffee/wine/small eateries
